Where to start
Cardiff offers a wide range of private accommodation options. Most students rent through letting agents or directly from landlords, but you can also choose to live in private halls of residence - like university accommodation but run by private providers.

The Student Advice team at Cardiff Students’ Union provide specialist housing support. They can:
- offer practical advice to help you begin your accommodation search and make sense of the options available
- help you understand your rights and responsibilities as a tenant
- support you in resolving issues with landlords, letting agents or housing conditions
Before you sign a contract
To make sure your new home is right for you the Student Advice team recommend:
- viewing the property in person
- reading reviews of the landlord/letting agent
- meeting your potential housemates, if possible

How much does it cost?
Cardiff is one of the more affordable cities in the UK, but it’s important to plan your budget before signing a contract.
On average, renting a room in a shared house costs around £450 per month, not including bills. You’ll also need to pay a deposit (usually one month’s rent), which your landlord must protect in a government-approved scheme.
Costs vary depending on:
- location
- size and condition of the property
- number of housemates
- whether bills are included
Additional costs may include:
- water, gas, electricity, and internet
- insurance for your belongings
- summer rent if your contract runs year-round

Council Tax and student exemptions
Council Tax is a fee charged by local councils to help pay for services like rubbish collection and street lighting. Most full-time students don’t have to pay it but there are some exceptions.
Not sure if you're exempt? Use the table below to check your situation at a glance:

Full-time postgraduate taught student | Yes | Course must last at least one academic year |

Full-time exchange/study abroad student | Yes | If staying for less than 24 weeks you must request an exemption letter |
Part-time student | No | Not eligible for exemption |
Pre-sessional course under 24 weeks | No | Course duration too short |
Living with other full-time students | Yes | Whole household must be full-time students |
Living with non-students | Partial | Household may get a discount, but Council Tax applies |
Living with a resident landlord | Depends | Usually landlord’s responsibility |
Spouse/dependent of international student | Yes (with conditions) | Must not be a British citizen and restricted from working/claiming benefits |

Getting your exemption certificate
Once you complete online enrolment:
- your exemption certificate will be generated automatically (usually within 24 hours) and emailed to you
- you can also download your certificate from SIMS
